This is exactly what I mentioned before, there is a correct way of going about this and unfortunately most South African developers did not follow the law, sometimes not easy because of language and cultural differences.

The law is very clear please see  my previous post which does say what the news report said.

However the news report states, if I understood it properly as my Afrikaans is not 100% that you cannot own a house?

That is not correct. If the area that you acquired the house does not form part of the Tourism Area then yes you can provided the house has a title deed and by having this it is completely transferable to any nationality, what is not transferable is the LAND , so one cannot buy a plot but can by a house on the plot.

Some developers build and sell without going through correct legal system so they may be selling a house that has no title deed.

If it does fall into a tourism area then it has to go through a tourism project, yes timeshare is available but the Residential tourism system is also approved by the Ministry of Tourism where a developer can sell up to a maximum of 70% of the houses by means of title deed, THIS MEANS YOU OWN THE HOUSE 100 % and the remaining 30% he has to over some sort of tourism, for example lodge or rent the houses as self catering.

This has been done to give an opportunity for people to own houses in these tourist areas but at the same time part of that development will have a economic benefit for the area.

I haven't been to Santa Maria this year because of all the politics. I have friends there that send me this picture of Nhonguane's new manager. She is apparently Anton's girlfriend as well and reputed to be even worse than he is.

You cant "buy" property. You can only lease it for 100 years. You can buy a tree and have use of the grounds around it though.

Anton needs someone to take him fishing...

The attachment is the most recent letter Anton de Wet wrote to the investors who bought the six houses from him.

De Wet has now officially told the investors that the houses do not belong to them, he is taking them because he can. The money invested will be regarded as unsecured loans, repayment of those loans will be at De Wets discretion and the home-owners now have to pay to visit their own homes

Read the attachment and be warned. De Wet is already ducking and diving enquiries from both governments

In SA you would be hanging from the rafters for such blatant crimes

BTW, the house the wench is sitting in front of is owned by Jan Smit. Anton and his girlfriend just took possession of the house even though the court case is ongoing!

This guy actually needs to be exposed on a larger scale!

was the sex site any good,...joking. i am not selling the property, you can lease the house or tent for 10 years and then rent it out when you are not using it,you are renting but can recuperate some cost. the company is reg and comply to all Moz laws

Be carefull guys......all I can say! When I get the "right" info I will post it. Limpopo, I think the SL community are pretty much in step with these kind of offers. Many have heard some horror stories regarding "a lease" or "buy a stand" offer. I take it you are South African? Now well, that's where part of the problem starts..... Way too many S. Africans think it's a land of milk and honey..... not so - yes lots and lots of red tape my friend! I am not refering to you in person or your project, but certain similiar scams.... leaves a bitter taste, some use their last hard earned cash/investments only to realize it's a scam and illegal. Besides that.....it also put the honest man trying to start a new life by following the correct procedures and staying in step with the law under the spotlight with the Moz authorities. Now, get your facts right, the legal part I am refering to. I know of many legal lodge operators (S. Africans) and none of them are selling or leasing land.....many of them have been living/operating for 15 years plus in Moz.....

@ limpopo, please paste the law regarding the 10 years lease. I will contact my friend who serves on the Gaza (Xai Xai) Tourism Board, and get the heads up on this...............

Hi Shera Moz, Thank you for your concerns and i do appreciate your input. I have been living in Moz now since 2002 and have no intention of leaving and i have seen and had encounters with unscrupulous developers. my land is not for sale or lease, i rent out the houses only but they stay my property, when the rental period is over i rent the house out to a new renter, all the proper legal contracts and requirements are adhered to and all the financial laws are adhered to.any other concernes that you may have i would appreciate as i want to stop this bad image that these developers has created for us honest entrapuneers that love the country as much as you do

No worries, my concern or input might have been a generalization of some dealings as you might be aware of. I do apologize if I offended you in anyway! Please do accept my apologies if you thought I am "attacking" you .....lol..... Well then good on you, I am glad you doing the right thing and I am sure all will go well! Another tip, you'll know this too, be beware of fellow lodge owners in your area, as jealousy reigns supreme in Moz..... Specially if the fellow lodge owners are going thru a rough patch and your progress is a success! Treat your workers with respect.....you know what I mean, I pay my workers about 150%  plus more than the going rate with regards to salaries, I can assure you not a nut nor bolt went missing! I do run a small First Aid set up at my house, so they bring their kids with minor injuries to me...band aid, panado ect.... Basic stuff.... appreciated by all.

I do not have a lodge but I am building a house on our quinta at Marracuene. Where are you situated in Xai Xai area on the Maputo side of the river or on the Xai Xai side? Please do post some pics of your set up! I might pop in for a fishing trip sometime.
